Chemicals and supplies on hand

Most North Texas pools need cleaning and chemical attention at least weekly, and often twice a week during peak summer, because our swim season realistically runs March through October and sometimes longer. That's a longer active window than most of the country gets, and it means algae, debris, and chemical drift have more months to build up between visits.

Heat accelerates chlorine burn-off and algae growth, and pollen season in spring plus leaf drop in fall both add debris load on top of normal summer swimmer use. A pool that could coast on biweekly attention in a shorter, cooler season usually can't here without the water turning cloudy or green between visits.

DIY cleaning is workable if you're consistent and comfortable testing and balancing chemicals yourself, but it takes real weekly time, and a missed week or two during peak summer is often what turns a clean pool into a green one. Weekly professional service exists specifically to make that not your problem, with someone checking equipment health at the same time, not just chemical levels.

If you're not sure whether your current routine is keeping up, a green tint, cloudy water even when chlorine tests fine, or a filter that needs backwashing more than once a week are all signs the pool needs more frequent attention than it's getting.

Weekly professional service or DIY cleaning 2-3 times a week: here's what North Texas's long swim season actually requires, and why it's more than most other regions.

Converting an existing chlorine pool to saltwater generally means adding a salt chlorine generator and cell to your existing equipment pad, plus dissolving the right amount of salt into the water. It's a real project, not a plug-and-play swap, but for most owners planning to keep the pool for years, it pays for itself in lower day-to-day chemical costs and easier maintenance.

You still need to test and balance pH and alkalinity regularly, and you still need shock treatments occasionally. Saltwater reduces manual chlorine dosing, it doesn't eliminate water chemistry management entirely.

Salt is mildly corrosive to metal fittings, ladders, and heaters over time, which is manageable with saltwater-rated equipment but worth knowing before converting an older pool with older metal components. The salt cell itself is also a wear item that needs periodic replacement every few years.

If you're already planning equipment or heater replacement, that's the natural time to convert, since you're already swapping components. If your current equipment is newer and working fine, converting is still doable, it just means adding rather than replacing equipment on the pad.

Converting an existing chlorine pool to saltwater usually costs a few thousand dollars in equipment. Here's what actually changes, and when it's worth doing.

A pool generally needs full replastering rather than a spot patch when the surface has widespread roughness, staining that won't brush out, or the plaster is old enough (typically 10 to 15-plus years) that the underlying issue is the finish itself, not one damaged spot.

Signs Pointing to a Patch, Not a Full Replaster

Rough or degraded plaster isn't just a cosmetic issue: it can be harder on swimmers' feet, harder to keep chemically balanced, and is often a sign the surface is nearing the end of its structural life, not just its appearance. Continuing to patch an aging surface piecemeal usually costs more over several years than one properly done replaster.

If you're not sure which category your pool falls into, a visual assessment from someone who does this daily is the fastest way to find out, since the difference between 'needs a patch' and 'needs a replaster' isn't always obvious from a quick look.

Rough texture, visible stains that won't brush out, and chronic chemical-demand issues are signs a pool needs full replastering, not a spot repair.

An HOA or multifamily pool service contract should clearly specify visit frequency, expected response time for repair calls, who's responsible for chemical costs, and who the property manager or board actually talks to when something needs attention, not just a general 'we handle pool service' agreement.

A community pool sees far more swimmer load than a backyard pool, which means chemical demand and equipment wear both run higher. It's also a liability-sensitive amenity: cloudy water, a broken gate latch, or a malfunctioning safety feature is a bigger problem for a board than the same issue would be for a homeowner.

Vague scheduling language, no named point of contact, and no defined response time for repairs are the most common gaps that turn into board complaints later. A vendor who can't answer these specifically before you sign usually can't deliver them after you sign either.

For boards and property managers evaluating vendors, asking for these specifics upfront is a reasonable, normal request, not an unusual one.

HOA and multifamily pool contracts should specify scheduling frequency, response time for repairs, and who handles chemical cost. Here's what to confirm before signing.

A single-speed pump runs at full power any time it's on, while a variable-speed pump runs longer at lower, more efficient speeds to move the same amount of water, typically using 50 to 70 percent less electricity over a season. Older DFW pools, especially those from before variable-speed pumps became common, are frequently still running the original single-speed setup.

Why This Matters More in DFW Specifically

Our swim season runs longer than most of the country, so the pump runs more months out of the year, and summer heat means longer daily run times to keep water clear and circulated. Every inefficiency in the pump gets multiplied by both a longer season and longer daily runtime compared to a cooler-climate pool.

If your pump is original to a pool built more than a decade ago, it's very likely single-speed. A visibly loud pump, one that's had recent motor repairs, or simply not knowing when it was last replaced are all reasons to have it assessed rather than wait for it to fail outright.

Pump replacement is also a natural add-on to a repair visit or renovation, since the equipment pad is already being worked on.

A single-speed pump can run 3-4x the electricity cost of a variable-speed pump over a DFW pool season. Here's what upgrading actually changes.

Coping and decking replacement cost is driven mainly by three things: the material you choose (travertine, paver, or stamped concrete all price differently), the total square footage of deck being replaced, and whether removing the old material reveals drainage or structural issues that need addressing before the new surface goes down.

Why DFW's Clay Soil Is Part of the Cost Conversation

Expansive clay soil under a deck can shift over the years, which is often what's actually behind cracked or uneven coping and decking in the first place, not just age. Once old material is removed, a proper renovation job re-checks the base and drainage before installing new material, so movement doesn't just crack the new surface the same way it cracked the old one.

What Can Add Cost Beyond the Base Estimate

The only way to get an accurate number for a specific property is a site visit, since the condition underneath the existing deck is usually the biggest variable, not the material choice alone.

Coping and decking replacement cost depends on material choice, the size of the deck, and whether structural or drainage issues are found underneath. Here's what drives the price.
